Vicky, Greg, and Justine, three young students in Montreal, are going to have to share an apartment together after the landlord sold the only single available one. They meet the ghost haunting the place, named Théophile Langevin.
Theo meets his ghost master 'Gonzague Chartier' who intends on showing him what ghosts were born to do. Vicky, Greg and Justine try to investigate what they found in Justine's closet.
Theo meets his roomates for the first time by disobeying the phatom laws. Vicky says an incantation that offers any ghost to come and haunt the appartment.
Since Theo broke phantom laws, he is to lose his rights to talk with his roomates. Unless he gets his friends to sign a contract with their own blood.
Sunny (Real name is 'Soleil'), Greg's girlfriend, comes to meet him at his appartment. Since he didn't told her he lives with two girls, Vicky and Justine will have to fake the fact that they live next door with Greg's best friend 'Ostie Guy' (Franky O).
Sandrine, the owner of the appartment building, is convinced her mother lives in the team's appartment. Vicky meets a boy who is convinced she is an actress from his favorite tv show, 'The possessed vampires' and is ready to do anything for her.
Sandrine sends a caretaker to the appartment 5A named Mr 'Sansouci' (meaning 'No worries' in English), to help with problems. Vicky accidentally tells Greg's girlfriend, Sunny, that her and Justine live with him.
Theo meets a ghost named Lola who tries to convince him to join a gang of rebel ghost against the Phantom Society called the Ghost Liberation Front (GLF).
'Ostie Guy' tries to convince at least one person in the appartment to watch his stand up comedy, even though it is a complete disaster. Justine tries to investigate on Theo's murder and asks to interview his ghost master, 'Gonzague Chartier'.
With suspiscions on the building's caretaker, Mr. 'Sansouci', Justine hears him saying eerie things on the phone and knows it is no coincidence. Sunny breaks up with Greg but for the first time in years, he doesn't feel anything.
Theo decides to help Vicky with a psychology homework as they meet a ghost named Bruno who haunts a barbecue Greg brought to the appartment. Bruno wants to take revenge on Sandrine, the owner of the building as he blames her for killing him.
Theo starts to feel weird after he gets something called a 'spirit dream'. But ghosts aren't supposed to dream at all. Vicky hears that Sandrine wants to sell the appartment building to a man named 'Anatole Gertain'.
Greg has a date with a girl named Cynthia but can't help but coming back to his ex girlfriend Sunny in his mind. He tries to scare her off using Theo, but Cynthia happens to love paranormal things.
Vicky leaves a letter given by Mr. 'Sansouci', on the counter which happened to be a formal notice. The team has now two hours to either cover Theo's closet up or to give the caretaker 5000$.
Vicky wants to throw a party to celebrate the team's end of their college session. A dangerous ghost possesses the roomates one by one with a dangerous plan in mind.
